The Outside is Modern -- The Inside Looks Like Home

In driving around our little town of Ashland, Oregon we were stunned one day to come across a new tiny house in a city lot. We were giddy with excitement at what we were seeing and eager to meet the owners. I had the opportunity to tour this tiny the other day and was really delighted by what I saw. This build is actually a retrofit from an old trailer with a shell (look at the last photo in the slide show below…it’s literally hard to believe what this tiny used to look like). There are some very unique features in this modern tiny house (soaring ceiling in entry/living room, clever loft stair with pivot point, deep window well) that I thought were really well done. Smaller homes are less expensive than larger ones in terms of taxes and building, heating, maintenance, and repair costs. In addition to costing less, small houses may encourage a less cluttered and simpler lifestyle and reduce ecological impacts for their residents. The typical size of a small home seldom exceeds 500 square feet (46 m2). The typical tiny house on wheels is usually less than 8 ft by 20 ft, with livable space totaling 120 square feet or less, for ease of towing and to exempt it from the need for a building permit.

Small houses may emphasize design over size, utilize dual purpose features and multi-functional furniture, and incorporate technological advances of space saving equipment and appliances. Vertical space optimization is also a common feature of small houses and apartments.

A full size kitchen with 24” deep cabinets and maple hardwood counter top. Franke stainless steel sink with modern Grohe faucet. Four burner propane range with exhaust hood by Summit. 10.5 cubic foot refrigerator/freezer. Modern state of the art microwave. Living room furnishings with built in storage. Dining room table folds open allowing seating for four. The generous bathroom has a window above the vanity, full standing 32 inch shower and a Stealth 0.8 gallon high efficiency toilet on modern floor tile.

The tankless, on demand hot water heater is from Ecco-Temp and is considered one of the best. A new air conditioner is ready to install (AC location and power is installed and is included with new AC unit).

Heating the Modern Tiny House is quiet and efficient with Envi-heat. The walls and ceiling are fully insulated.

Below the floor level is a storage area 5′ x 14′ x 8″ for all seasonal change outs.

A movable loft ladder is made from beautiful Brazilian Redwood takes you up to the 8′ x 8′ sleeping loft. A king-size futon and three horizontal windows in the sleeping loft make a wonderful environment for any couple/single.

The Modern Tiny Home is wired for 120 volt, designed to run on 20-30 amps.

All plumbing is with Pex piping.

Professionally installed roofing is one single piece of material, designed to last. EPDM Roof Wrap

Exterior deck is cedar, designed to be removable and taken to its next location. Size is 5’ x 16’.

Moving and set up service information is available on request. Generally with a full size truck. Hitch is a Pintle, 2” mount is included.
